ARDROSSAN PHASE ICore Capital Realty Inc. was called upon to develop a marketing plan for a portion of Ardrossan Farm, one of the largest remaining estates on Philadelphia's Main Line. The plan called for the sale of 172.5 acres of the 650-acre estate.
Two concepts were explored: The first would have utilized the acreage as an 83-unit single family residential, maximum yield development. The second, and the plan recommended by Core Capital, apportioned the land into 17 lots ranging in size from 7.2 acres to 15 acres.
The higher density plan would have left little open space and would have exposed the owners to the difficulties of the approval process and to significant economic cycle and development risks.
By offering the property in large tracts, the owner's goal of maintaining the farm's natural beauty could be met. The large parcels of land in the plan, together with surrounding township park lands and open space associated with existing developments on contiguous properties, insured the project's unique living environment.
The success of this approach was demonstrated by the fact that the sale and subdivision of the property were completed and the goals set by the owner were completely satisfied in just over 12 months.
