ARDROSSAN PHASE II

Marketing of a second portion of Ardrossan Farm is currently being finalized. This plan, designed by Core Capital Realty President, Edgar Scott, and Andrew Johnson of Conservation Advisors, has been planned to divide 117 acres into 6 lots ranging in size from 14 to 25 acres, plus one 5.3 acre lot. The property is in Radnor Township and is bounded on two sides by Darby-Paoli Road and Godfrey Road.

By offering the property in large tracts, CCR achieves a goal of maintaining the natural beauty of this historic farm. The first section sold consisted of 172.5 acres, divided into 17 lots averaging slightly over 10 acres. Homes are currently under construction on this section.

As was the case when the first section was offered for sale, announcement that a second portion of the farm was to be sold produced strong demand from local, national and international interests. The lots in the new section provide exceptional privacy and outstanding views.

WHARTON SINKLER ESTATE

This 31+ acre property is located in a very densely developed area near Stenton Avenue and Paper Mill Road in Springfield Township, Montgomery County, Pennsylvania. It was formerly the home of the University of Pennsylvania's Wharton Sinkler Conference Center, a handsome, 24,000 square foot Tudor manor house, brought piece by piece from England in the early part of the century. Often called the most beautiful estate in this country, the manor house was originally owned by Mr. and Mrs. Samuel P. Rotan. It took three years to build and was inspired by Sutton Place near Guilford in Surrey, England. According to information supplied by the University of Pennsylvania, the manor house features a 1,000 year old front door and a 300-year old living room, visited by Queen Elizabeth I, as well as significant antique paneling, woodwork, window glass, flooring, stone, tile, archways and paneling gathered over a number of years and brought here for reconstruction by Mrs. Rotan.

In marketing the estate, Core Capital Realty was faced with the challenge of how best to divide the property in a way that would assure the integrity of the manor house's location as well as significant out buildings, while at the same time retain for purchasers, the natural beauty of the property's wooded areas of mature trees and the steep, protected valleys.

The property could have been divided into as many as 65 lots. The plan that was initially favored called for 22 lots. Ultimately, a marketing plan for six 3 to 5 acre lots was chosen, plus one 12-acre lot on which the manor house is situated. The Core Capital Realty plan was designed to appeal to prospective buyers and to preserve a maximum amount of open space.
