A very special development plan has been announced for 386 acres in Newlin Township, Chester County, PA, formerly part of the King Ranch's Buck and Doe Run Valley Farms.

The acreage for sale is unimproved rolling Chester County countryside with small streams, wooded areas and open fields. Tributaries of the Brandywine Creek run through the property.

A 386-acre portion of a larger 625-acre property is for sale. The 386 acres have been divided into six farm size parcels ranging from 38 to 99 acres, and six residential lots of approximately six acres each. Prices start at $17,000 per acre for the farm size parcels.

Chester County is seeking to purchase 100 to 150 acres of the 625 acres. This acreage would be added to the 683 acres of park land and wildlife nature preserve already owned by the County, adjacent to the property. In addition, the current owner plans to retain between 60 and 100 acres for his own use.

The program that has been developed is unique and is designed to maximize the benefits of open space. The concept has been carefully planned to optimize the quality of the viewsheds. The home sites are arranged to maximize the largely unobstructed natural views. The six-acre residential lots can be purchased as part of the farm tracts, or are available separately. Should the residential lots be sold separately, the adjacent larger parcels would still enjoy substantially unobstructed views.

The development plan, which will include architectural guidelines and carefully selected home sites, creates picturesque farms and outstanding home sites that represent a unique living environment within a very low density setting.

The property is situated in the heart of historic Chester County foxhunting country and offers an opportunity to create a truly exceptional lifestyle. It is one of the few southeastern Pennsylvania areas that has not seen urban encroachment. At the same time, the property is convenient to Philadelphia's western suburbs: 45 minutes to center city Philadelphia, 25 minutes to Wilmington, Delaware, 11 miles and 15 minutes to the intersection of Paoli Pike and Route 202, and just 14 miles and 20 minutes to the intersection of Routes 202 and 30.
