Typical of CCR's approach to land asset management was its phase-one marketing of a portion of Ardrossan Farm, one of the largest remaining estates on Philadelphia's Main Line. The plan called for the sale of 172.5 acres of the 650-acre estate for residential single family development. Two concepts were explored: one plan utilized the acreage as an 83-unit, maximum yield development, and another plan was recommended by Core Capital Realty in which the land would be apportioned into 17 lots ranging in size from 7.2 acres to 15 acres.

In maximizing the use of the available acreage, an 83-unit residential development would leave little open space and expose the project to significant economic cycle and development risks. In addition to the project's financial goals, by offering the property in large tracts of land, the goal of maintaining the farm's natural beauty could be met. The success of CCR's approach was demonstrated by the fact that the sale and subdivision of the property were completed and the goals set by the owners were completely satisfied in just over 12 months.
